Following the refurbishment of a large office building as part of phase one of this development the adjoining vacant land became subject to the construction of a three storey block of 14 apartments consisting of 11no. one bed and 3no. two bed flats, with two designated wheelchair accessible units. Works were undertaken as a Development Agreement between Tanius Limited and Richmond Housing Partnership Limited. Howarth Contractors Limited carried out the work via a JCT16 DB with Tanius.

Churchill Hui were appointed as Client Representatives and Clerk of Works to liaise with the Deleveloper’s Employer’s Agent during the works. Particular attention was paid to the specification of the designated M4(3) fully accessible units in coordination with the Occupational Therapist as both dwellings had prescribed occupants with differing needs. Private external spaces are provided via balconies at first floor level with a free flowing perimeter garden subdivided with screens for all ground floor dwellings. The two units at third floor are housed within the mansard roof that responds respectfully to the existing phase one building, but due to the stepped nature of the green roof elements the fall restraint system at this level required a unique design that offered permanent access without infringing on the visual amenity of the neighbouring properties. Features including previously existing access gates were reinstated within the boundary wall at handover to provide a degree of familiarity along the development boundary.
