Churchill Hui hands over new lease of life for Quex Court

We’re really proud of this 32-unit scheme for Orbit Homes which has rejuvenated the affordable housing market in the coastal village of Birchington, Kent.
In its previous life, Quex Court was a run-down sheltered housing scheme of 41.no studio flats in desperate need of refurbishment.
The building was demolished to create the new development of 1- and 2-bed affordable-rent flats together with private and communal external areas and parking. Located within a residential area providing stunning views, it is adjacent to a large field used for dog walking, school activities and general recreation for all ages. Local attractions include the Powell-Cotton Museum, historic Quex House, beach and shops.
Churchill Hui was engaged by Orbit as Employer’s Agent, bringing experience and skills to the project from our multidisciplinary practice. We provided cost advice based on several scenarios for the site’s redevelopment to achieve the best return for the client.
The project was finished on time and on budget to a high standard, taking inspiration from the surrounding area in scale, positioning and materials. Each of the flats enjoys views onto patios, planting, the park or extensive surrounding area. Dark timber cladding, timber effect facias and soffits to the large roof overhangs are striking features giving the homes an attractive and solid character. The internal spaces take advantage of views, and the use of natural light has been optimised within living and communal spaces.
The redevelopment of the site has certainly enhanced the street scene from the lifeless block of flats that was calling out for a new lease of life.
Feedback from the Client, local residents and the new occupiers has been excellent. Even during building phase, local residents enquired as to whether the flats would be for sale. One of the occupants of the previous Quex Court kept a keen interest in the build and now occupies a ground floor flat in the smart contemporary block.
